Ben Taylor’s Market Update

The lower end of the property market is still thriving, with homes selling fast and for good money, and that’s because there’s still a small stamp duty saving on the first £250,000 until 30th September. At the top end, demand is starting to ease a little. We should be mindful that pricing will have to be somewhat keener and more realistic to achieve sales. Sellers can no longer be quite so optimistic. In August, the waters are also muddied as many people are away, and the demand and supply balance gets a little out of sync. 

Mortgage rates are super low, and the availability of mortgage funds is good, and with unemployment also low, and with wage inflation strong, it’s a recipe for a continuation of a decent market in volume and price growth terms for a while yet but definitely at lower volume levels than we’ve all seen in recent months.

Chief Operating Officer, Andrew Benn – Homesearch Updates

Homesearch is still not in Scotland but will be early next year. Subsidise to encourage investment in Homesearch prospecting. £100/month using Homesearch = 19 transactions, which will cap all agents in any MC if we use Homesearch properly.  A series of short videos to show how to use it to maximise your value proposition will be available soon. Ongoing workshops start 2nd September for Homesearch, 45 mins every fortnight. Lots of new things coming over the coming months to make the agent journey even easier.

Chief Technology Officer, Mark Readings – Technology Updates

Vision update – migration is complete for agents across the UK. From tomorrow all agents will get a username and password for the test environment. This is a test to make sure it all works properly, and give you a chance to see and play with it;  don’t upload listings for portals. The latest data from 7th July anything after won’t be on the platform. Tune in Wednesday 25 at 4 pm to see key platform features. We will have a Q&A and how-to videos to follow.

Regional Development Director, Wayne Albutt – Regional ALC Updates

We have assembled the Regional ALC, and are beginning to look at what serves Agents best. We are looking forward to coming up with ideas to see the benefit of RALC. We will communicate more information over the next few months.

Cathryn and Jessy made a lot of progress while building their business through the power of doing social media differently from other people. You never know where an opportunity is going to come from if you’re consistent on social media.

Jessy’s advice for agents is to get over the fear because you’ve just got to do it. Eventually, everything comes naturally; it gets easier each time. Cathryn’s advice is to be brave, ask for 2% because you’re worth it. Make the phone call.

  1. Do we have more investors in the UK interested in opening Market Centres? Yes, we do. Will Clark is finding talent to invest in MCs for us to expand. We are slowing down MC launch to better prepare leadership teams to make more progress in less time. More agents are also interested in investing in MCs and keen to become leaders. 
  2. What are the next things KWUK is considering to help agents grow? We are working on giving Agents more tools and simplifying our systems, so you have fewer places to go to to get everything done. We want to provide you with more but better and simpler delivery.
  3. What is Ben’s biggest “aha” over the last month? Think about being a leader in your own life. Bring more people into your world. “When you look to bring someone into your life, ask them to write down their five most important values and ask them to give their definition of them.” Then look at the last six months of their calendar to see if those values show up? I’ve now done this myself and found it hard because some of my values weren’t showing up. What is most important? Are you spending time nurturing what is most important to you? Make changes to get you feeling wonderful again.

There are no London crowds at home, so Cathryn and Jessy don’t go to their Market Centre much. They both want to do more training; it is always very useful when they attend. Home life sometimes gets in the way – reach out to people, though, because they will help you.
